Neva Towers office sales deal

One of the largest investment deals in the history of the Russian commercial real estate market was concluded – the sale of the office part of the Neva Towers multifunctional complex in the Moscow-City MIBC

Renaissance Development and Metrika Investments have signed a sale and purchase agreement for the office premises of the Neva Towers multifunctional complex located in Moscow City. The leased area of the complex is 56,158 sq. m. The exclusive consultant of the deal was Colliers International.

The Neva Towers complex is the flagship project of the Renaissance holding (one of the TOP 10 construction holdings in Europe), which, according to many experts, is the most successful project on the Moscow real estate market in the premium class segment and the most successful in the history of Moscow City. The complex is located on the territory of Moscow City and includes apartments, offices, a shopping gallery, infrastructure facilities and underground parking.

The concept of Neva Towers was developed by an international team of architects: SPEECH (Russia), HOK (USA), FXFOWLE (USA), who brought to life the current trends in architecture and modern construction in Europe and the USA. MFC Neva Towers received the LEED Gold certificate and became the largest multifunctional complex in Russia to receive this gold status. The first stage of Neva Towers was put into operation in November 2019.

Metrika Investments is the owner of class A+/A and B+ office real estate in the center of Moscow, carries out operational asset management and aims to expand its portfolio through the acquisition of ready-made premises and the implementation of its own development projects. The main shareholder of the company is the concern “Rossium” – a diversified diversified holding in a wide range of industries, included in the top 50 Russian business in terms of capital.

The assets of Metrika Investments are distinguished by a high potential for capitalization growth and investment attractiveness due to a stable cash flow from tenants – well-known foreign and Russian companies with a high credit rating that prefer long-term partnerships. The assets in the company’s portfolio were implemented using the best modern practices in the creation of office spaces, with the involvement of leading architectural bureaus, design and general contractors, using the mandatory certification of buildings according to LEED and BREEAM standards.
